Life & Work with Jason LiCavoli of St Louis

Today we’d like to introduce you to Jason LiCavoli.

Hi Jason, please kick things off for us with an introduction to yourself and your story.
I was born and raised in St. Louis. Married with 4 kids. I’m a full-time real estate investor. I’ve done several rehabs, rentals and wholesale deals. I started investing in downtown condos doing Airbnb arbitrage.. Thisbhas expanded to different types of properties in different neighborhoods in the St Louis area.

And then one day, I bought a cave. Caveland opened In 1959 as a roller skating rink. Years later, they started having concerts. Legendary artists like Ted Nugent, Tina Turner and Bob Seger all played there.

Caveland closed in 1985 and it sat vacant for several years. Mostly just used for storage. Then one day, a creative gentleman purchased this cave on an eBay auction. He and his wife spent 5 years building the house you see today inside the cave.

I was lucky enough to purchase the cave in 2024 and have been operating a Short Term Rental ever since. There are three separate bedrooms, one full bath, and one half bath. The cave is 6,000 sqft with 40ft ceilings! Total property is about 3 acres and the gravel area can hold about 40 cars. We are just a 5 min drive off Highway 55. Public sewer and public water. You can have food delivered to the front door. You can sleep up to 8 people. This is a residential area, so we have a max occupancy of 65 people.

Alright, so let’s dig a little deeper into the story – has it been an easy path overall and if not, what were the challenges you’ve had to overcome?
As you can imagine a cave has some unique challenges. The temperature stays between 64 – 68° year round. But the humidity is very high so we have to run a lot of dehumidifiers and maintain air circulation.

Thanks – so what else should our readers know about your work and what you’re currently focused on?
I’m a real estate investor. But I consider caveland a hybrid space. A traditional overnight stay is one aspect, but the ability to host an small event along with overnight stay is what makes this property even more dynamic.

What matters most to you? Why?
Family and fun. I’m dedicated to my family and I like to have a good time.

I also love cars and the car community. I run a local group called Cruisin Lindbergh. I host car shows and we do 3 big cruise nights each year to support our local community.
