Community Highlights: Meet Dan Brassil of Circa Properties

Today we’d like to introduce you to Dan Brassil.

Hi Dan, thanks for joining us today. We’d love for you to start by introducing yourself.
In 2009, I bought my first home and discovered the confusing world of real estate transactions. I quickly became convinced that there had to be a better way to get people into great houses. As an educator, I felt I was lacking the knowledge of what to look for and be concerned with in a house in terms of foundations (limestone, cinder block, concrete), electrical (copper, aluminum, knob & tube), plumbing (copper, PEX, lead, cast iron, PVC), HVAC systems (furnace, A/C, water heater), and environmental concerns (lead, mold, asbestos).

Not liking the reliance upon building inspectors to point these out after a contract would be accepted, I started my journey into learning everything I could about the buying and selling of homes including the role of lending and title.

What was originally my personal journey into home buying became an idea that I could be an educator to home buyers on things they may be concerned with and shed some light on what was going on behind the scenes with lenders and titles. With a background in business, I knew I could also excel at assisting sellers in the marketing of their homes for a better return with custom marketing and design consults. Since then, I have helped buyers & sellers to close on over 500 homes.

Alright, so let’s dig a little deeper into the story – has it been an easy path overall, and if not, what were the challenges you’ve had to overcome?
I started in real estate at one of the lowest points of the last recession so my beginnings were anything but easy. The abundance of sellers underwater on their mortgages and strict lending requirements for buyers made the real estate market a series of grinding gears.

Every closing felt like a success story with the number of hoops we had to jump through to achieve it. While the overall housing market has steadily gained strength since then, there have always been challenges as each buyer and seller has a unique set of needs that I am there to assist with.

I focus on finding the perfect match between person and property that helps buyers find their dream home in a neighborhood they’ll love, and helps sellers get innovative marketing techniques that bring interested buyers to the table.

With a bachelor’s degree in business marketing from the University of Missouri – St. Louis, a background as a local history teacher, and abiding love of St. Louis and all its neighborhoods, I act as a matchmaker between clients and the place they hope to call home. Whether it’s acting as a tour guide pointing out the area’s many little gems or showing clients what to look for when considering homes, my familiarity with St. Louis helps clients put their home-buying worries to rest.

What makes you happy?
The ability to give back to the community.

In addition to supporting St. Patrick’s Center with my time through volunteering to serve lunch to clients and stock shelves in the pantry, I donate a portion of the commission from every real estate transaction to the organization. I feel the more success I have in this business, the more responsibility I have to assist people who grapple with finding and maintaining housing.
